• A CPA or Accountant to handle any tax implications.
• A Probate Real Estate Specialist, not just any agent. I can’t stress this enough. A specialist understands the unique timelines, legal requirements, and marketing strategies for probate sales.

 

Step 3: Handle the Personal Property with Care This is the most emotionally taxing step. Before thinking about the house itself, you must sort through a lifetime of belongings.

 

• Involve all heirs and allow everyone to choose sentimental items.
• Don’t rush. Give yourself time to process.
• Consider an estate sale company for items the family does not wish to keep.

 

Step 4: Prepare the House for Sale—Strategically Probate properties are often sold “as-is.” This doesn’t mean you should do nothing. A specialist can advise you on which minor repairs or clean-up tasks will provide the best return on investment without costing a fortune. The goal is to make the home safe, clean, and presentable.
